Before your first visit

Do not walk into a sales center alone.

Most builders require your agent to be registered at first contact or to attend your first visit. Walk in alone and you may lose the right to your own representation for that community. Book with me first and I handle registration with every builder.

How it works

Buying from a builder is different from buying a resale home. Here is how we keep it simple.

  1. Quick conversation

We talk about how you live now and what you want next. No pressure.

  2. Your shortlist

I narrow the field to the three communities that fit, with HOA, CDD, and incentives side by side.

  3. Tour together

I register you with each builder first, then we tour models on your schedule.

  4. Contract to keys

I review the builder contract, coordinate inspections, and keep you updated through closing.

Hi, I am Ian.

I am a new construction specialist with Real Broker, LLC and the Coast to Coast Collective Team. I help first-time buyers, renters ready to own, and families relocating to the Treasure Coast choose the right community and builder, then guide them from contract to keys.

New construction questions

Do I need my own agent to buy a new construction home in Port St. Lucie?

You are not required to, but the on-site sales team works for the builder. Your own agent compares communities and incentives, reviews the builder contract, and coordinates inspections for you. Most builders require your agent to be registered at first contact or at your first visit, so book with your agent before you tour.

What is a CDD fee?

A Community Development District fee pays for roads, utilities, and amenities in many Florida communities. It is separate from the HOA and appears on your property tax bill, so always compare HOA and CDD together.

Are builder incentives better than a lower price?

Often. Closing cost credits and rate buydowns through the builder lender can lower your monthly payment more than a small price cut. The right choice depends on your loan, your cash to close, and how long you plan to stay, so compare both side by side.

Should I get an inspection on a brand new home?

Yes. An independent inspection before drywall and again before closing can catch issues while they are easy to fix. Many buyers also schedule an inspection before the builder warranty deadline at 11 months.
