Builder incentives in Port St. Lucie: what is available now

Quick answer: Treasure Coast builders are offering closing cost credits, rate buydowns, and flex cash heading into the end of 2026. Most offers require the builder's preferred lender and a closing by November 30 or December 31, which favors move-in ready homes. The biggest number is not always the best deal, so compare the full monthly payment and your loan estimate before you choose.

Each offer below comes from the builder's own sales team, price sheet, or agent email, with the date I received it. Builders change offers often and without notice, so confirm the current terms for the exact home you like.

The preferred lender question

Almost every builder incentive is tied to the builder's affiliated or preferred lender. Mattamy's terms, for example, state that you are not required to use its lender to buy the home, but you must use it to receive the closing cost promotion. That pattern is common.

An incentive is only worth what it saves you after the loan terms. Ask the builder's lender for a written loan estimate, and get a second estimate from a lender you choose. Compare the rate, the fees, and the cash to close side by side.

Watch the closing deadline

Many of these offers require closing by November 30 or December 31, 2026. A home that is not finished yet usually cannot meet that date, so year-end incentives tend to apply to move-in ready homes. If you are early in your search, that is fine. Builders run new offers all year, and knowing the pattern helps you time your purchase.

Know the limit on seller contributions

Loan programs cap how much a seller, including a builder, can pay toward your costs. FHA allows up to 6% of the price. Conventional loans on a primary home allow 3% with less than 10% down, 6% with 10% to 25% down, and 9% with more than 25% down. A large credit may be partly unusable if your loan type caps it lower.

How to compare two offers

Say one home offers $15,000 in closing credits and another offers a 2/1 buydown. The credit lowers the cash you bring to closing. The buydown lowers your payment for two years, then your payment rises to the full rate. Neither is better on its own. It depends on how much cash you have, how long you plan to stay, and what payment fits your budget in year three.

Line up these numbers for each home:

  1. Price after incentives
  2. Cash needed at closing
  3. Monthly payment in year one and at the full rate
  4. HOA and CDD together (see the CDD fee guide)
  5. Contract and closing deadlines

Questions to ask before you sign

  1. Which homes qualify, and is this home one of them?
  2. Do I have to use your lender or title company to receive it?
  3. Can the incentive be split between closing costs and a buydown?
  4. What are the contract and closing deadlines?
  5. Can I see the incentive in writing in the purchase agreement or addendum?

Builder incentive FAQ

What kinds of incentives do new construction builders offer?

The most common are closing cost credits, mortgage rate buydowns, price reductions or flex cash, and included upgrades such as window blinds. Most are tied to a specific home, a contract deadline, and a closing deadline.

Do I have to use the builder's lender to get the incentive?

Usually, yes. Many builder offers require financing with the builder's affiliated or preferred lender. The builder generally cannot require you to use that lender to buy the home, but you may give up the incentive if you do not. Compare the full loan estimate, not just the incentive amount.

What is a 2/1 rate buydown?

A 2/1 buydown is a temporary rate reduction paid for up front. Your interest rate is 2 points lower in year one and 1 point lower in year two, then it goes to the full note rate for the rest of the loan. Make sure you can afford the payment at the full rate.

Is there a limit on how much a builder can pay toward my closing costs?

Yes. Loan programs cap seller contributions. FHA loans allow up to 6% of the price. Conventional loans on a primary home allow 3% with less than 10% down, 6% with 10% to 25% down, and 9% with more than 25% down. Credits above the cap may not be usable.

Can I still get builder incentives if I have my own agent?

Yes. Builder incentives are tied to the home and the financing, not to whether you have an agent. Buyer representation on new construction usually costs the buyer nothing extra, confirmed in writing.
